How does the fractional ownership work at Carmel?
• At Carmel Beach purchasers can buy as little as a one-eighth interest or as much whole ownership by purchasing eight one-eight interest. Each owner who buys one-eighth fee-simple interest, is entitled to up to 6/7 weeks of access to their lodge per year. Owners may use the lodges themselves, rent it out, exchange their time for other lodges, or allow close personal friends or family to use the lodge instead. What are the benefits of fractional ownership?
• Fractional ownership allows vacationers to use a million-dollar lodge at a fraction of the price. Research has shown the average time spent at a vacation home, by a typical Canadian is less than 20 days per year. With fractional ownership, you can own lake front property for as many weeks of usage that suites your needs and save a huge portion of the initial investment.
Is a fractional ownership interest the same as a timeshare?
• No. With fractional ownership you gain not only access to the beautiful resort but you also keep a registered title at the Land Title Office. This title is mortgagable, willable, and is a perpetuity. Like any other form of real estate, you can sell your interest at any time, at any price, in any legal manner that you choose. You can also transfer your eighth interest or deed it to your heirs.
Can I own more than one-eighth interest at Carmel Beach Lodges?
• Yes. Ownership is available from one to eight one-eighth interests. Many purchasers enjoy longer periods of access by buying consecutive interests. Some owners choose to purchase all eight one-eighth interests in a lodge, and may or may not choose to rent it out at their discretion.
Who provides the management of the lodges?
• There will be a on-staff fractional ownership manager who will oversee the operation of the resort. He will be responsible for owner check in / check out, ensuring the proper cleaning of the lodges, and general maintenance and up keep.
Who is responsible for the cleaning of the lodges in between stays?
• Cleaning staff ensure that every lodge is cleaned and sanitized to the proper level. Exit-cleaning fees do apply for both renter and owners.
Can we bring our family pet to our lodge at Carmel Beach.
• Owners determine which lodges are pet friendly or not. As many people may or may not want to stay in a pet friendly lodge, some lodges are designated as pet friendly and some are not. The first interest owner in any lodge determines if the lodge is pet friendly or not.
Do I need to arrange for furniture?
• Each lodge comes with a designer selected funiture package, which is included in the purchase price. The furnishing package includes everything you need to enjoy life at the lake: bedroom, kitchen, living and dining room furniture, utensils, cookwear, television, linens, and decor items.
What about moorage for my boat?
• Presently there is a dock designed for day use for pick up and drop off, there will be a mooring buoy for overnight storage of vessels which are included at no additional charges.
